Why a Waterfront Home Is a Different Conversation

A standard Connecticut homeowners policy is built around a typical inland property. A home directly on the water carries additional exposure: storm surge, erosion, higher wind speeds, and often stricter rebuilding requirements if the property sits in a flood zone. Waterfront property insurance exists to address that gap rather than leave it assumed.

What Tends to Be Different

Flood exposure is the most common gap we see. Standard homeowners policies generally do not include flood coverage - that is a separate policy. For a waterfront home, confirming flood coverage actually exists, rather than assuming it does, is one of the first things worth checking.

Wind and named-storm handling can also differ from a standard inland policy, including how deductibles are structured for hurricane or named-storm events. The specifics vary by carrier and by location, so this is something to walk through against your actual policy with an agent rather than assume.

Rebuild-cost accuracy matters more on the water. Waterfront construction - pilings, bulkheads, elevated foundations - often costs more to rebuild than a comparable inland home, and a dwelling limit set for an average property can leave a real shortfall.
